A financial overview - At present the camp is achieving about 35% occupancy with an annual turnover in the region of US$ 10,000 per annum. The camp has 8 permanent staff plus two carpenters. The cabins have only been in full use for the 2002 season and have already attracted some tour groups. We are in most of the relevant guidebooks (Bradt highly regarded, Lonely Planet sustainable paradise) and there is plenty of potential for development.
The camp will be offered leasehold with the following options:
15 year lease £20,000
20 year lease £25,000
25 year lease £30,000
Full term (66 or 99 years subject to confirmation) £50,000
Serious offers will be considered from suitable interested parties wishing to continue to develop the camp on a sustainable basis.
Future potentials for development are the continuation of Lukwe Tours which offers transport and tours of the northern region. This could be expanded to included more of the lakeshore, Nkhata Bay or Chinteche, and to offer transfers to the local airport at Mzuzu.
Mountain biking potential is excellent in the area and there is every opportunity to be the first to offer canoeing on the clear water rivers off the Nyika plateau.
Another potential is for Wilderness Trails into Nyika National Park from Lukwe. At present this is only possible in reverse but we are negotiating with the parks department to enable us to enter the park from our side.
